Paid directly, on the same schedule every month

Through the Housing Assistance Payment (HAP) contract, EBRPHA deposits its share of the rent straight into your account. The family pays their share separately. 

It is steady, predictable income backed by a public agency, so you can plan ahead.Landlords may collect only the rent stated in the HAP contract. Additional or “side” payments are prohibited.

Market and advertise

List available units at LAHousingSearch.org or advertise through your usual channels. EBRPHA does not match landlords with families.

Step 2

Screen the applicant

Apply your usual lawful screening standards. EBRPHA determines voucher eligibility but does not screen rental history, credit, or suitability as a tenant.

Step 3

Sign the agreements

Complete the onboarding forms and sign the lease with the family and the HAP contract with EBRPHA.

Frequently asked questions

Quick answers about rent, payments, families, and inspections.

EBRPHA sets rent based on what is reasonable for similar homes in the area and the household's income. EBRPHA confirms the rent is reasonable before approving the lease, so you are paid a fair market amount.

EBRPHA pays its share of the rent straight to you by direct deposit, on the same schedule each month. The family pays their share to you separately.

Before move-in and once a year, EBRPHA inspects the home at no cost to you to confirm it meets HUD Standards. [Make sure you review the NSPIRE checklist ahead of time]
